What are home measurement services?

Measurement services are just what they sound like: Based on your requirements, an appraiser will measure the home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How does a measurement service work?

During a home measurement or floorplan service, a certified appraiser measures the home with a measuring tool — either a tape measure or laser measuring device. As they tour the property, they note the layout of the rooms and other features, like stairs, hallways, and fireplaces. They might sketch the property. Then, the appraiser writes up a report and a more detailed sketch showing the total area of the home and the general layout. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service required?

Challenging real estate taxes

Tax records often reflect inaccurate square footage because the values can come from various sources, and occasionally go unproven — meaning you may be taxed for more square footage than you actually have! Unless an appraiser has executed a recent valuation or home measurement service on your property (after any renovation that may have affected square footage), you'll need one to perform a measurement service before challenging your taxes. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Selling a listing

A home measurement service can secure a fair price for your house. Living space is one of the biggest factors potential buyers look for when purchasing a home — but since these values are frequently estimated rather than properly measured, your property listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price for your home, but possibly even the amount of interested buyers. The only reliable method of using a precise GLA when listing your home is to reference a recent appraisal or home measurement service executed by an appraiser (after any renovation that may have affected square footage).

For agents

To make sure that your client's home sells at a price that correctly reflects market value, we recommend seeking a measurement of the property. Your clients, and especially potential buyers, will appreciate your thoroughness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be a fantastic marketing tactic for getting potential buyers interested because they can see the layout and attributes of the property before and after a tour.
